All residents who are planning an exterior home improvement project must complete & submit a three page Architectural Change Application (see link below) prior to the implementation of the improvement project. Any color changes (roof shingles, siding, house color, door color, etc.), landscaping, driveway, and home extensions are common projects which require Covenants Committee approval PRIOR TO THE START of the project. No application needs to be submitted if your home improvement project uses the same color, material, style of the original existing home. The objective of this document is to provide residents, Covenant Committee and your Property Management Company guidance in maintaining and enhancing your community of Hampshire Greens. The contents are neither all inclusive nor exclusive and are intended to address and present examples of what is permissible and required in the community. The guidelines and standards are for residents who wish to change/improve their property requiring review from the Covenant Committee. This committee consists of Hampshire Greens residents who volunteered to meet monthly (as needed) to review all exterior home improvement projects to ensure conformity to our community standards as outlined in this document.
The Architectural Guidelines document covers in detail our community mailbox specifications for the community. Having a uniform standard mailbox (box, post, and color) for everyone in Hampshire Greens creates uniformity, improves the curb side view and ultimately will enhance property values of your home. The original builder provided mailboxes from the mid '90s include a distinctive curve, point directly to the street, and are painted in flat/matte black. The HOA has approved several locking and off the shelf mailboxes which do not require submission of an Architectural Change Application (see document below & Architectural Guidelines Document). Other mailboxes (box, post, color) require Covenant Committee approval through the submission of an Architectural Change Application prior to installation. Of special note are the requirement for all residents to have WHITE 3" numbers on one side of the box (not the post) and all mailboxes must point directly flush to the street to provide the postal service access. If you feel that your mailbox is too close to the street consider moving it back a small distance. Please contact your Property Management company for any additional questions.
The Hampshire Greens Declaration of Documents formalizes the community Covenants, Conditions and Restrictions. This document applied to the homebuilders, resellers, and residents of Hampshire Greens as the community was being constructed.
Changes to the Covenants and Architectural Guidelines are sometimes needed to address new and unforeseen situations that affect our residents. Changes are difficult to implement by design to ensure that a super majority (75% or more) of the existing residents approve of the modifications. Amendments are listed below:

On an annual basis, the Community proposes a budget to cover expenditures for the following calendar year. Proposed budgets are presented to the residents in the fall followed by a community meeting for discussion and a vote by Board members.
Every five years (or per Board discretion) Hampshire Greens hires an Certified Public Accountant frim to perform an audit of the Association's finances. This includes cashflow, expenses, and future replacement costs of Association property. These audits provide valuable guidance and insight to the Board to ensure that the collected annual dues are benefiting the residents.
