Late Fee Increase Notice

At the recent Board of Directors meeting held on November 21, 2023, the Board of Directors voted to change the late fee amount from $25 to “the maximum allowable by law” which is currently 10% of the assessment amount. Late fees help offset the administrative fees that the HOA incurs that are associated with collection of delinquent HOA dues from homeowners. This change is effective as of November 21, 2023.
The semi-annual dues are assessed on March 1st and on September 1st. A delinquent account which is not paid by the fifteenth day of each month will be assessed a late fee. In addition, a $25.00 returned check charge and any related bank charges will be assessed against the account of the Lot owner responsible for payment if the payment is returned.
Homeowners who believe they may not be able to pay the assessment when they are due are strongly encouraged to reach out to management and the Board of Directors well in advance of the payment due date to explain their hardship. Those who come forward will receive consideration for adjustments to the payment schedule to accommodate their hardship, potentially avoiding late fees and collection fees from being incurred on their account.

Snow Removal Reminder

A reminder that Montgomery County, not the Homeowners Association is responsible for clearing community streets of snow. Residents may submit a notice to the County that their streets were not plowed or missed by a plow by clicking on the following link.
County law requires all residents to clear sidewalks adjacent to their property within 24 hours after a snowfall. The Homeowners Association is responsible for clearing the sidewalks used by students waiting for school buses.
